1) Can I cancel my listing with Simple Sell?
Yes, you can cancel your listing with Simple Sell at any time. Please see specifics for each plan below:
Basic and Premium Plans= Upfront fee which covers expenses like photos, sign delivery, lockbox, and listing setup, is non-refundable
Comprehensive Plan = Nothing is due upfront. If you cancel before the property sells you pay zero dollars.
2) Can I choose not to pay a buyer's agent commission?
Yes, you may. Please keep in mind, research indicates that not offering compensation to a buyer’s agent often causes properties to stay on the market longer and sell for less. If you choose to offer buyer’s agent compensation, there is no fixed amount. You choose the amount you’d like to pay.
If a buyer is represented by an agent and you choose not to offer compensation the following could occur:
In some cases the seller may have the resources to pay their agent out of their own pocket. However, this is not very common considering all the other upfront costs necessary to buy a home.
In the offer, the buyer may still request their agents compensation be paid in the form of a seller’s concession. You still have the right to decline this request or negotiate the amount.
There is the possibility that an unrepresented buyer will communicate with you directly regarding purchasing your home and buyer’s agent compensation would not apply.
3) What is the main difference between the Basic, Premium & Comprehensive Listing Plans?
Our Basic Plan is a limited listing service. It gives (For Sale by Owners) a more robust marketing plan including access to MLS and additional tools to make the process of selling a home more efficient. This platform is tailored for more experienced sellers who wish to really capitalize on savings.
Our Premium Plan offers you everything included in the Basic Plan plus a more detailed marketing strategy including professional photos and exposure on all of our social media platforms. You also receive (Agent on Demand) to assist with contract negotiations and transaction coordinating. Our value and expertise is equal to brokerages that charge higher fees (In some cases up to 3% of the Sales Price).
Our Comprehensive Plan offers you everything included in the Basic Plan and Premiums plans but offers a more robust marketing strategy including open houses, paid social media ads and retargeting services. You also receive Expert Pricing and Market Analysis- Accurate pricing and competitive positioning optimizing chances of a successful sale. We also handle 100% of showings if a buyer is not represented by an agent. The added benefit to this plan is you pay nothing upfront (100% of fees are paid upon successfully selling your home).
4) What happens once I agree to list my property?
Once your listing is completed, our team gets to work reviewing and submitting your listing to your MLS. We will deliver an electronic lock box and a sign. With our Premium and Comprehensive packages we will also send a photographer to take pictures of your home upon your approval.
Once the listing is live, you will receive a link to your MLS listing, be able to set up showings, and be able to start receiving offers.
5) Who shows my home?
Basic and Premium Plans = If a buyer is unrepresented you will coordinate the appointment and show the home. If a buyer is represented by an agent, the buyer’s agents shows your home. They request access by using the online showing system. Upon your approval, they access the key by using the electronic lockbox we provide.
Comprehensive Plan = If a buyer is unrepresented we (Simple Sell) will coordinate the appointment and show the home. If a buyer is represented by an agent, the buyer’s agents shows your home. They request access by using the online showing system. Upon your approval, they access the key by using the electronic lockbox we provide.
6) Do I have to pay any commissions when my home sells?
Basic and Premium Plans = You pay Simple Sell for the listing plan you selected, If you decide to pay a buyers agent compensation, that fee will be paid at closing and is separate from the Simple Sell listing plan. If you decide to cancel before the property sells, please note that the upfront fee, which covers expenses like photos, sign, lockbox, and listing setup, is non-refundable
Comprehensive Plan = You pay nothing upfront (100% of fees are paid upon successfully selling your home). If you decide to pay a buyers agent compensation, that fee will be paid at closing and is separate from our (Simple Sell) fees. If you cancel before the property sells you pay zero dollars.
7) What if I need guidance throughout the process?
